The Community Curator is responsible for all daily operations, leasing activities and implementing the vision of the Kaufman Development brand by creating an engaging resident experience that is focused on improving resident’s lives and their communities. They will achieve this through a focus on programming and interaction with residents, prospects, partnering with local businesses and organizations; specifically in the areas of Wellness, Sustainability, Philanthropy and Innovation.

  • Create an engaging, authentic and genuine experience for Prospects and current Residents.
  • Leads, manages, directs and develops leasing and maintenance staff.
  • Ensures community operates within budget.
  • Knowledge of market and ability to create leasing strategies specific to market.
  • Ensures community is compliant with all company policies and procedures, as well as any applicable regulations.
  • Efficient and timely processing of all required administrative forms, reports and related information.
  • Responsible for collection of delinquent rents.
  • Courteous, sympathetic and efficient handling of resident requests and complaints.
  • Develop and implement Resident programming.
  • Responsible for seeking educational opportunities and self-improvement for personal growth/development.

  • Responsible for assisting Community Manager in collection of delinquent rents.
  • Courteous, sympathetic and efficient handling of resident requests and complaints.
  • Develop and implement Resident programming under direction of Community Manager.

The Maintenance Technician is responsible for facilities and maintenance of their assigned apartment community. They will be performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with quality craftsmanship.

Essential Duties And Responsibilities

  • Timely completion of routine repairs, maintenance requests and work orders
  • Document, track and communicate completion of assigned work
  • Make ready preparation of vacant units to prepare for future residents
  • Maintain all apartment units to company standard
  • Regularly inspect building to ensure cleanliness and safety standards
  • Coordinate with outside contractors working on the property
  • Enforce all rules and regulations for the property
  • Responsible for after hours on-call maintenance on a rotational basis
  • Clean and organize maintenance shop, including inventory and replacement part
  • Seasonal responsibilities include pool operations, snow removal
  • Coordinate with the Community Manager to ensure that residents are provided with a clean, safe and well-maintained community
  • Reports directly to Maintenance Supervisor

All Maintenance Supervisors are required to follow the expectations and responsibilities of their role and lead the way through high performance and superior customer service. The Maintenance Supervisor is a leadership role that is directly responsible for the success of the technicians working under them. This is achieved by investing into the training and development of their team and holding them accountable in a way that promotes consistent high quality service. They will achieve this through a focus on completing work in a timely, effective, and efficient manner, with quality craftsmanship, while managing positive relationships with tenants, vendors, and subcontractors.

Essential Duties And Responsibilities

  • Conscientious about developing and maintaining vendor and tenant relationships.
  • Must maintain high standards when managing technician performance and training.
  • Develop, implement, and complete monthly and annual preventative maintenance plans.
  • Responsible for responding quickly to afterhours on call emergencies and summoning additional assistance as needed.
  • Audit and monitor the community, vendors’ work, security systems, lighting, fire extinguishers, elevators, etc.
  • Request and review vendor bids for service.
  • Lead operations, assign work orders, and provide technical and procedural training to team.
  • Oversee and review work performed by the maintenance team.
  • Responsible for maintaining a clean and organized shop.
  • Enforce all rules and regulations for the community.
  • Optimize spending by tracking budget line items and assist in creating Capital Expense improvement lists.
  • Self-starter capabilities to manage and prioritize multiple different projects concurrently.
  • Responsible for seeking educational opportunities and self-improvement for personal growth/development.
  • Other functions, projects and tasks as designated by the Property Manager.
